Why Work With a Buyer’s Agent?

Why Work With a Buyer's Agent?

Someone who works for you

When you're buying a home, you're negotiating against a seller who has their own agent looking out for their interests. Having your own representation isn't just helpful — it's the smartest move you can make. I'm in your corner from the first showing to the closing table, and my goal is to make sure you get the best possible terms on the home you want.

It starts the moment we connect and doesn't end at the closing table.

Here's what a buyer's agent does for you — and why the right one makes all the difference.

Access to More Than What's Online

Public listing sites show you what's available — but not everything. As a buyer's agent, I have access to coming soon listings and pocket listings that never make it to Zillow or Realtor.com. In a competitive market, that can make a real difference.

Understanding What a Home Is Actually Worth

Before you make an offer on any home, you need to know what it's actually worth in the current market — not just what the seller is asking. I'll pull a comparative market analysis (CMA) that looks at recent sales of similar homes in the area, current market conditions, and how the property compares. That gives you a clear picture of whether the price is justified, how much room there might be to negotiate, and what you'd be walking into before you're ever committed to anything.

A Skilled Negotiator in Your Corner

When it's time to make an offer, you want someone who knows how to structure it strategically — not just fill in a number. I'll help you determine the right price, the right contingencies, and the right terms based on the property and current market conditions. If the inspection uncovers issues, I'll negotiate repairs or credits on your behalf. If the appraisal comes in low, I'll help you navigate your options. At every stage where there's something to negotiate, I'm working to protect your position.

An Expert Eye on Every Property

Photos are designed to make a home look its best. Walking through a property with someone who knows what to look for is a different experience entirely. I'll help you evaluate what you're actually seeing — the layout, the condition, the potential, and the things worth asking questions about before you make an offer.

Guidance Through a Complex Process

Buying a home involves offers, contracts, contingencies, inspections, appraisals, financing deadlines, title work, and legal documents that need to be handled correctly at every stage — all leading to a closing process that involves more people than most buyers expect. I manage all of that coordination so you don't have to — and make sure nothing slips through the cracks along the way.

Honest Advice, Not Just Encouragement

My job isn't to get you excited about every home you walk into. It's to help you make a smart decision. If something concerns me about a property, I'll tell you. If the price doesn't match the market, I'll tell you that too. You deserve honest guidance, especially on a decision this significant.

Experience When It Matters Most

Most people buy a handful of homes in their lifetime. I've been through this process hundreds of times. That experience means I've seen the things that can go wrong — and I know how to handle them before they become your problem.

Understanding Buyer's Agent Compensation

How buyer's agent compensation works has changed. Prior to 2024, the seller typically covered the buyer's agent fee as part of the transaction without it ever being a separate conversation. Following the NAR settlement, compensation is now negotiated directly and disclosed upfront in a written buyer representation agreement before we begin working together.

In many transactions, the seller still agrees to cover the buyer's agent fee — and we'll always ask. But in situations where they don't, we'll discuss what that looks like before you're ever in a position where it catches you off guard.

What hasn't changed is the value of having someone in your corner. Whether the fee comes from the seller or is negotiated as part of the transaction, the guidance, advocacy, and representation you get throughout the process is designed to protect your interests and help you make the best possible decision on one of the biggest purchases of your life.

From Contract to Closing — and Beyond

Getting to the closing table is one thing. Getting there without surprises is another. I'll make sure every detail is accounted for in the days leading up to closing — reviewing the closing disclosure, confirming figures, and making sure you know exactly what to expect before you sit down to sign.

And when it's over, I'm still here. Whether you have a real estate question two months later, need a contractor recommendation, want to know what your home is worth a few years down the road, or are thinking about your next move — you can call. A lot of my clients have been calling for years, and that's exactly the way I like it.
